At this time, The Jaxon does not have furnished apartments. If a furnished option would work better for your move, we recommend reaching out to CORT Furniture, which specializes in furniture rental for apartment residents.

Security deposits at The Jaxon range from $300 up to one month's rent, depending on your application. The deposit is due at move-in, so it's a good idea to have that ready alongside your first month's payment.

No, utilities are not included in the rent. Each home is individually metered, so you only pay for what you actually use.

You can set up service through AT&T or Xfinity, whichever works best for your household.

Paying rent at The Jaxon is simple. You can make secure electronic payments any time through the Resident Portal, so you're never stuck mailing a check or dropping by the office.

Yes, there's a $54 monthly fee that covers a few conveniences in one simple charge:

Yes. The application fee is $75 per applicant, and the guarantor application fee is $100.

You'll need a valid government-issued photo ID and proof of income, both uploaded electronically as part of your application. We may request additional documentation depending on your situation.

Applicants must have a monthly income of at least three times the monthly rent to qualify.

Lease terms at The Jaxon range from 7 to 15 months, so you can pick the timeline that fits your plans.

Subleasing is not permitted at The Jaxon.

Yes, renters insurance is required for all residents. It's already included as part of your $54 monthly fee, so it's one less thing to arrange on your own.

We're so glad you're staying! When it's time to renew, we'll send you a set of renewal terms to choose from. Review them, let us know which lease length works best, and we'll send your renewal lease over for electronic signature.

At this time, The Jaxon does not have affordable housing options available.

Yes! The Jaxon is a pet-friendly property in Jacksonville, and approved pets are always welcome. Every pet needs to be registered and approved through PetScreening, which keeps the process consistent and fair for all residents.

Yes. For your first pet, there's a one-time, non-refundable fee of $300 to $500 and monthly pet rent of $25 to $45. A second pet adds a one-time fee of $250 to $400 and monthly pet rent of $25 to $40. If you have a service animal, it still needs PetScreening approval, but any related pet fees and monthly pet rent are waived.

The Jaxon does not have any breed restrictions, so pets of any size and breed are welcome to apply.

The Jaxon has a spacious dog park with separate sections for large and small dogs, giving every pet room to play at their own pace.

Life at The Jaxon gives you plenty of ways to spend your time at home. There are a number of shared spaces for you to relax and decompress or to be productive without leaving the community. Here's a closer look at what's included:

• Pool & Outdoor: pool with cabanas and an outdoor fireplace, party porch with a fire pit, bar, TV, and gaming stations, bocce ball and giant Jenga, panoramic lake views throughout the property

• Fitness: athletic club with a Peloton studio

• Work-from-Home: two-level resident lounge with a bar, TV, and workstations

• Pet: dog park with separate large and small dog areas

• Convenience: 24-hour package system with refrigerated storage, valet dry cleaning with wash and fold service, valet trash service five days a week

• Parking & Transportation: single-car garage options, two electric car charging hubs, bike storage, repair, and maintenance room

Good news on the laundry front. Every home at The Jaxon comes with its own full-size washer and dryer, so there's no shared laundry facility to schedule around.

Yes. The Jaxon has indoor bike storage with room for repairs and maintenance, so your bike stays protected and ready to go.

Internet service is available at The Jaxon. Reach out to your preferred provider directly to check availability and get set up in your new home.

Parking here is simple. The Jaxon is a gated property with outdoor parking included in your $54 monthly fee, so there's no extra cost to plan for.

Overnight guests are always welcome at The Jaxon, with a maximum stay of 14 days. Guests should park in the designated visitor spaces and register their vehicle at jaxon.parkingattendant.com.

Yes. The Jaxon has electric vehicle charging stations available for residents at no extra cost.

Move-in costs include your security deposit, prorated rent for the first month, and a prorated share of the $54 monthly fee.

You're welcome to decorate your apartment however you like. Renovations or structural changes to the unit aren't permitted, since it helps keep every home in good condition for future residents.

We understand that circumstances change. If you need to end your lease early, your options will depend on the early termination terms in your lease agreement. Please contact the leasing office directly, and our team can guide you through the requirements.

If you plan to move out at the end of your lease term, The Jaxon asks for 60 days' notice, which gives everyone plenty of time to plan ahead.

Security deposit refunds are generally processed within 3 to 4 weeks after move-out and mailed from our corporate office.

We are here to help with any maintenance needs. You can submit a request any time through the Resident Portal, or call our office directly for anything urgent.

Most maintenance requests at The Jaxon are addressed within 48 hours.

Yes. Quiet hours run from 10:00 PM to 7:00 AM and follow the City of Jacksonville's noise ordinance.

For childcare options, we recommend checking with the schools directly or looking into providers throughout the surrounding Southside area. The Jaxon falls within Duval County Public Schools, including:

• Windy Hill Elementary

• Duval Charter School at Southside 

Both are a short drive away. 

The Jaxon is on Tropea Way in Jacksonville's Southside area, just off I-295 and Butler Boulevard for quick access across town. St. Johns Town Center is close by for shopping and dining, and Downtown Jacksonville is about 15 minutes away. Getting around by car is the most practical option here, since public transit routes nearby are limited. The Jaxon is a smoke-free property to help keep the air clean for everyone who lives here. Smoking is only permitted in designated outdoor areas at least 25 feet from any building, and it's not allowed on balconies, patios, or common areas. We appreciate residents' help in keeping this policy in place.
